When sellers do owner financing, they usually require a mortgage on the property. Owner financing is also a way for a seller to get a premium price for the property, often times one that would be unlikely that the investment property would appraise for. Ask yourself why would a seller carry a mortgage? Sometimes they are left with little choice, and it’s either sell quickly using owner financing, or leave the Houston investment property on the market and chance a decline property value.</p>
<p>Owner financing can also be an option for more than just traditional homes. Property owners can potentially carry the note for commercial property, land, and most other types of real estate. Owner financing is not very common among homeowners and it is usually employed by investors buying investment property to rent out or flip. If a property is in a bad condition or the owner has a vacant home sitting on the market for a significant period of time, then he or she may consider owner financing. Owner financing or seller financing (also called “rent to own”) is a process by which the seller offers to hold the note for you. No banks or credit are needed for this type of Houston investment property purchasing.</p>
<p>Owner financing allows you to set the terms, including interest rate and payment terms for your Houston investment property purchase. You are helping the seller while generating steady cash flow; owner financing is creative deal structuring that is a win/win for all parties involved. Owner financing happens when the owner or seller of the property is the one financing the buyer so in this case the owner acts as the bank. The buyer in turn can pay the needed amount monthly or whatever may be the agreement instead of going to the bank for financing. Owner financing can be considered with large or small down payments, it all depends on the term of the contract.</p>
<p>Owner financing is common in a buyer&#8217;s market for Houston investment property. In order to protect his or her own interests, the seller may require a higher down payment than a mortgage lender would, but usually at lower interest rates than available from traditional lenders. In most cases, owner financing comes from the entrepreneur’s savings.</p>
<p>Interest rates on Houston investment property are variable, based upon the Prime rate, with spreads set by financial institutions. Typical spreads are 1.50% to 2.50% over prime, with lower rates to investors with stronger historic debt service coverage. Interest rates of these institutions vary. For getting lower rate, some research work becomes inevitable.  Owner financing eliminates this research, as most sellers will agree to a percentage point or more below prime, with a few cases setting up zero interest financing.</p>
<p>Offering a prospective home buyer seller financing is a great way to sell a home. You typically get top dollar and sell the home much faster. Offering terms generates a lot more buyers looking at Houston investment property, and can sometimes make the difference of being the first to sell a property in particular neighborhoods.</p>

These companies are a highly fragmented group, particularly in the residential market, as they provide a high degree of service to a broad array of customers. Their commercial property counterparts tend to have more dominance of their market (and greater income volatility), and are beginning to move into the international arena through mergers and acquisitions.</p>
<p>Property management companies are generally constituted under the Companies Acts and are required to comply with the provisions of company law. These companies are professional property managers who handle all the issues related to the property either legal or any other matter. The property management company is supposed to deal with all the problems that can arise in managing a real estate property. Property management companies are typically small businesses and a lot of them haven’t even embraced the most basic technology like email.</p>
<p>Property managers are responsible for finding a qualified resident as quickly as possible. Many provide marketing for the property, showing the property, screening residents, signing leases, renewing leases, fixing resident and property problems and renewing the lease. Property managers are supported by the company&#8217;s principals and in-house staff which lend to a collaborative team effort. Mainly, they are responsible for assuring the smooth operation of their property so as to assure the long-run profitability of the project and its value. Property managers must comply with all laws including general commercial business practices, building codes, and affirmative action.</p>
<p>Residential property management companies thus aid in saving considerable costs necessary to cover the court fees involved in evicting a problem tenant. Residents want to know more than the information included in typical real estate listings, which usually are nothing more than a sea of abbreviations (for example: w/d, hw fl, d/w, a/c). <p>Basic accounting services can also be provided. Most full service property management companies will offer as a customary service some type of accounting procedure. This usually comes in the form of a monthly paper statement itemizing all income and expenses funneled through the management company on your property for that particular month.</p>

			<content:encoded><![CDATA[<p>Purchasing Houston investment property, or property in general with current prices being so low is a good decision.  Most investors are sinking their money into long term investments, knowing that the bubble has more or less popped on short term gains like flipping a house or condo.  Out of town, and even out of country, buyers are becoming more savvy, knowing better deals are to be had outside of their comfort zones.  For these individuals a wise choice would be to have a property management company watch after your Houston investment property.  For small fees a management company takes care of all the headaches while allowing you to build on your investment.</p>
<p><strong>West by Northwest Property Management</strong></p>
<p>West by Northwest is a management company working out of a RE/MAX location, and has offices in Houston, Cypress, and Katy.  In addition to managing your property, they can also help you find one.  Most property managers offer the service of finding Houston investment properties, and some even offer discounts when they can provide you both services, so please make a note of this while you&#8217;re interviewing realtors and property managers, as it could save you money in the long run.</p>
<p>Starting with the monthly fee, this company comes in low at $75 per month, per unit.  Now after calling to check this with the West by Northwest office, they said there were certain cases for this, and suggested speaking with the owner, Greg Comer at 281-770-5510 for the exact specifications.  After speaking with Mr. Comer he has assured me that it is a flat rate of $75 per month, per property which is the lowest I&#8217;ve found in my search of Houston property managers.  The one downside is that for multiple properties the rate is still $75 per unit, however I&#8217;m sure a savvy Houston investment property owner could negotiate a mutually beneficial deal once a certain number of properties is reached, lowering the per property management fee.  (Mr. Comer also mentioned the monthly fee included a drive by the property once a month to check the outer quality of the property.)</p>
<p>Once your Houston investment property is found, finding the proper tenant can be a chore.  West by Northwest can find just the tenant for a leasing fee equal to 75% of the first months rent.  There are also a number of background checks done on potential tenants including criminal, credit history check and verifications of employment, rent, and income.  Some problems arise due to Murphy&#8217;s law, and a reserve is set aside as a security deposit held in a trust account where it remains for repairs.  This amount is something the owner and West by Northwest can work out.  In th event the tenant or owner has an emergency they can call the office.  Outside of normal business hours (keep in mind the office is open Saturday and Sunday from 10 to 4) a third party service answers phone calls and contacts the proper West by Northwest staff.</p>
<p>West by Northwest seems like a wise choice for managing your Houston investment property, but as always take your homework to the next level to find out about one time fees, set up costs, etc.  None were mentioned at the time of my screening the company, but a wise investor checks everything out to make sure the apples are indeed being compared to other apples.  For more information please contact Greg Comer at:</p>
