If you are looking for a place to live in (or your next Houston investment property) which has a good peaceful environment as well as easy access to all big city attractions, Dayton, Texas is the best one to choose. As you might know, Dayton is located at an intersection of four key highways, which makes it comparatively close to Houston as well as Beaumont. Besides, Dayton appeals to a small-town living style. Dayton also has a low crime rate and its style is favorably affordable to everyone.

If you are deciding if it is the right time to purchase a home in Dayton, the answer is a big yes! The past decade has seen Dayton through a steady increase in housing construction, the result of which is the rise in real estate as well. The price ranges widely between $60,000 and $250,000 with the median being $86,000. There are professional Realtors, who can help both residents and relocates to find the right homes in Dayton or help investors find the right Houston rental properties.

Dayton is equipped with several readily accessible attractions including regional museums like Houston Space Center, regional nature centers like Houston Zoological Gardens, beaches like Galveston Island, parks like Splashtown Waterpark, etc. Besides there are also live performance events conducted in Jesse H. Jones Hall and golf courses. Dayton is not devoid of business attractions being in a location within Houston’s northeastern growth path. It has room for several agricultural and industrial projects and also business developments.

CMC Commerce Park, a foreign trade zone is also located in its south, thus enhancing its economic value. Dayton has an excellent transportation system, which includes major highways, railroads, regional port access and an airport, all of these being within 50 miles from Dayton. A licensed Realtor from Houston can assist you better in obtaining the right home, owing to their updated information regarding the availability of homes and services, living conditions, zoning and your requirements. Even though you are a real estate investor, a professional realtor can help you better since he/she can assess the resale value efficiently. It is important to remember that real estate investments include large chunks of money and hence a professional’s help can lead you to success easily.

Return on investment (ROI) is a term you hear frequently, usually in relation to business and finance. The goal is to maximize return on the money you invest, whether it’s doing forex investment work from home or renting out single family homes. Return on investment is a popular metric because it is versatile and simple to use. If an investment does not have a positive ROI or if there are alternative investment opportunities with a higher ROI, the investment should not be undertaken. Return on investment is used in our situation to describe the monetary gain made by investing in some type of Houston investment property. There are a variety of properties that can be used to gain a reasonable return on investment.

Return on investment isn’t necessarily the same as profit. ROI deals with the money you invest in the property and the return you realize on that money based on the net profit coming from the rent.

Real estate investing is a serious endeavor. In a market climate that favors buyers, it’s tempting to jump in the wagon of real estate investors and join in the hunt for the best property. Potential investors must realize that the search will probably be long and hard to acquire the property most suited to their investment needs. To generate positive ROI, numerous offers will be made to sellers with most being objected, but the goal is to buy the Houston investment property at a wholesale price, not asking.

When a slump in property markets occurs, it is quite possible to get properties that are very reasonably priced. But it does take some skills and knowledge to find the best of these from the perspective list to achieve ROI maximization.

When looking at investing in property, it is always better to have an accountant, a legal practitioner and a financial planner at hand. This is because dealing in property could entail tax as well as legal implications. When looking to buy property, it always make sense to quote a lower price than what they expect to pay, as conversely, sellers try to bid more than what they hope to get.

Calculating ROI is quite simple. If you have invested $100 on a deal and want to get 15% ROI, it means that you would be pleased to get at least $115 by the next year. Property investment means commitment of large amount of funds and finances, which also implies that you should be clear not only about the broad contours of the deals but also the specifics in terms of the smallest and most minute aspects.

If you want to calculate the payback period of the deal, you will have to look at the costs which when divided by the monthly benefits which returns the payback period. ROI calculation also means that you take into account the ROI percentage, payback period and the cost benefit ratio.

When people make capital gains on property, they would need to pay tax on it. This tax is a function of how long you hold the Houston investment property. If the investment is held for more than a year, the applicable tax bracket is 15%, but if you hold it for less than 1 year, the capital gains tax rate is at the same rate as the tax bracket that you are in, for instance 35%. When you look at a property investment deal, also look at the recovery period, which a lot of people forget.

In these days and times, there are many instances of people taking loans to buy property and being unable to pay back the mortgage. This is where the lenders are left with properties that they have to re-possess from the defaulting buyers and then sell it through a loss mitigation department. These repossessed properties are known as REO properties and cannot be auctioned openly on account of which these are sold at rates much lower than market rates. Given the vast selection and choice available, investors can have a gala time looking at acquiring such Houston investment property.

While REO properties could be rather cheap, they are not for everyone as they are not sold in the open market through auctions. By definition, REO properties lack equity and also come with some built-in risks especially when one is buying a Houston investment property in ‘as-is’ condition. Most lenders who are stuck with re-possessed property would be interested in getting rid of the property as soon as possible in order to recover part of the costs that remains sunk in the property. Similarly, lenders are not interested in paying management costs which means that they are willing to sell the properties at prices that are way below market rates.

REO properties could be foreclosed, but the key issue here is that they cannot be auctioned. These also lack essential disclosure purposes and liability releases as they were taken from the buyer to the bank. The only reason the lender does not have any liability on these properties is because they do not have a hold on the buyer which not only compels them to list it with local real estate agents but also sell it off at lower prices, given the fact that holding properties for long periods of time is quite counterproductive and costly too.

Holding an REO property is of no use and is a drain as its upkeep is the responsibility of the lender. One also has to look at the rehab costs in getting the house into a functioning, rentable condition, which is why people should take advantage of special software programs to print inspection forms and see as to how much it would cost. Holding REO property costs money for every day it remains vacant.

Lenders that have an REO property would like to sell it off as soon as they can. It is true that they would not like to hold on to it for long which is why they enlist the services of local estate agents to sell it off. They are also quite willing to hammer out some structured deals for those buyers who want to buy such properties in bulk.

Buying an REO property is not a walk in the park as a cheap Houston investment property could very well attract a lot of competition and interest from other investors. There will be quite a few bids and one could also have participation of institutional investors. REO is better than auctions per se, because of the fact that in auctions you have to pay up front in cash and do not get the chance to inspect the property before buying it. In some cases, people can take up loans under the rural housing plan towards these types of properties. In auctions, however, you will be able to ensure that you do not have to deal with the lender, but buy the property directly.

Owner financing can either be for the full purchase price or it might just be for a percentage of the purchase price. When sellers do owner financing, they usually require a mortgage on the property. Owner financing is also a way for a seller to get a premium price for the property, often times one that would be unlikely that the investment property would appraise for. Ask yourself why would a seller carry a mortgage? Sometimes they are left with little choice, and it’s either sell quickly using owner financing, or leave the Houston investment property on the market and chance a decline property value.

Owner financing can also be an option for more than just traditional homes. Property owners can potentially carry the note for commercial property, land, and most other types of real estate. Owner financing is not very common among homeowners and it is usually employed by investors buying investment property to rent out or flip. If a property is in a bad condition or the owner has a vacant home sitting on the market for a significant period of time, then he or she may consider owner financing. Owner financing or seller financing (also called “rent to own”) is a process by which the seller offers to hold the note for you. No banks or credit are needed for this type of Houston investment property purchasing.

Owner financing allows you to set the terms, including interest rate and payment terms for your Houston investment property purchase. You are helping the seller while generating steady cash flow; owner financing is creative deal structuring that is a win/win for all parties involved. Owner financing happens when the owner or seller of the property is the one financing the buyer so in this case the owner acts as the bank. The buyer in turn can pay the needed amount monthly or whatever may be the agreement instead of going to the bank for financing. Owner financing can be considered with large or small down payments, it all depends on the term of the contract.

Owner financing is common in a buyer’s market for Houston investment property. In order to protect his or her own interests, the seller may require a higher down payment than a mortgage lender would, but usually at lower interest rates than available from traditional lenders. In most cases, owner financing comes from the entrepreneur’s savings.

Interest rates on Houston investment property are variable, based upon the Prime rate, with spreads set by financial institutions. Typical spreads are 1.50% to 2.50% over prime, with lower rates to investors with stronger historic debt service coverage. Interest rates of these institutions vary. For getting lower rate, some research work becomes inevitable. Owner financing eliminates this research, as most sellers will agree to a percentage point or more below prime, with a few cases setting up zero interest financing.

Offering a prospective home buyer seller financing is a great way to sell a home. You typically get top dollar and sell the home much faster. Offering terms generates a lot more buyers looking at Houston investment property, and can sometimes make the difference of being the first to sell a property in particular neighborhoods.

Property management companies are available to take the hassles out of home ownership. Most property management companies charge a monthly fee to cover general maintenance, security and upkeep costs. These companies are a highly fragmented group, particularly in the residential market, as they provide a high degree of service to a broad array of customers. Their commercial property counterparts tend to have more dominance of their market (and greater income volatility), and are beginning to move into the international arena through mergers and acquisitions.

Property management companies are generally constituted under the Companies Acts and are required to comply with the provisions of company law. These companies are professional property managers who handle all the issues related to the property either legal or any other matter. The property management company is supposed to deal with all the problems that can arise in managing a real estate property. Property management companies are typically small businesses and a lot of them haven’t even embraced the most basic technology like email.

Property managers are responsible for finding a qualified resident as quickly as possible. Many provide marketing for the property, showing the property, screening residents, signing leases, renewing leases, fixing resident and property problems and renewing the lease. Property managers are supported by the company’s principals and in-house staff which lend to a collaborative team effort. Mainly, they are responsible for assuring the smooth operation of their property so as to assure the long-run profitability of the project and its value. Property managers must comply with all laws including general commercial business practices, building codes, and affirmative action.

Residential property management companies thus aid in saving considerable costs necessary to cover the court fees involved in evicting a problem tenant. Residents want to know more than the information included in typical real estate listings, which usually are nothing more than a sea of abbreviations (for example: w/d, hw fl, d/w, a/c). Potential residents want to know about the character of the building, see detailed floor plans, and information about the unit’s location.

Property managers are partially regulated – if they accept a fee for letting a property on behalf of a landlord they must be associated with a licensed Real Estate Agent. If they do not accept a letting fee but work solely for a proportion of ongoing rental income they are not regulated. Property managers are experienced in every aspect of a building’s interior and exterior and have working knowledge of the mechanical, electrical, plumbing, and structural systems. All building systems are maintained by monthly preventive maintenance contracts. Property managers are involved in all types of real estate including commercial and industrial, condominiums, residential, and farm and ranch.

Basic accounting services can also be provided. Most full service property management companies will offer as a customary service some type of accounting procedure. This usually comes in the form of a monthly paper statement itemizing all income and expenses funneled through the management company on your property for that particular month.

Real estate is one of the oldest forms of investing known to man. It is easy, once you know how to invest in real estate.

Discover how to get started and make money, as well as save money while the world population is growing and expanding on a continuous basis. Real estate investing can be done in any part of the world. This investing is a business that deserves measurement through profits, tenant attendance, and the amount of time invested in developing its character. Many investors are unsure of the basics in measuring property investing, but the principle remains the same – how much residual income are you earning?

Mortgage planners can assist you in creating an investment strategy so you can meet your investing objectives. Mortgages for investment properties can take the form of a second mortgage or a mortgage in the local currency. Equity release or a second mortgage may seem like a cheap option at the moment but remember that one or both homes could be lost if a purchaser falls behind on mortgage payments. Mortgage brokers and realtors are tapped into the market and can be useful in identifying properties to buy.

Purchasers tend to adjust their price expectations downwards more quickly than sellers. However, sellers are also purchasers and purchasers become sellers at different points in housing cycle. Purchasing in areas that have been affected by over development for the sole purpose of rental can lead to an abundance of competition on the leasing market, with lower overall returns. Regions with growing mass market tourist appeal, coupled with strong build restrictions to avoid future over development, provide ideal locations for lease-to-own investments.

Slowly acquire good properties with positive cash flow over time. Build your property portfolio using this technique and you’ll soon have some pull in the local market. Building equity through appreciation and mortgage pay down are generally well-understood; however, the idea of cash flow is much more ambiguous when accounting for all the unthought-of costs that come with owning a property.

Investors buy low cost homes, usually wholesales, and sell them at a higher price to other buyers. The investors have the option to keep the property for as short as a few days to as long as one year, with the intention to sell it. Investors who use their investment property for a business purpose such as production of rental income may be able to write off the losses associated with foreclosure in full in the year of their real estate loss. Depending on the situation, the owner’s investment loss may be sufficient to offset the imputed income, essentially one property’s loss is another property’s gain.

If you are looking to buy a house or some other kind of Houston investment property, it is quite possible that you would be looking out for financing for the same too. After all, hardly anyone ever makes a full down payment on a house or a villa as it makes much more economic sense to take a loan or a mortgage. Some of the more traditional means of financing real estate include taking a loan from a bank or a financial institution. But times are changing and there are many people who are looking out for creative ways to finance their Houston investment property.

Creative financing for investment property includes some of the best known forms of financing like government supported home loans and programs. These have been initiated by the government with the intent of helping to revive the home loan market which had seen a huge slump in the wake of the economic crisis that has enveloped the globe. The terms in this kind of financing are quite encouraging and easy so that you may not have to really go bust in the wake of the loan.

Another form of creative financing for your Houston investment property is rent-to-own financing where you can own a home while you are renting out the prospective property. One has to be quite clear on these options in terms of legalities as well as the extra amount that you would have to pay over and above the rent in order to have a claim on owning the property in due course of time.

The third kind of creative financing that can be considered is hard money lending where people get access to funds to purchase the Houston investment property through a hard money lender. The hard money lender could get funds from private lenders or financial institutions. The advantage is that the borrower can get access to funds that he/she cannot garner in an individual capacity.

Another form of creative financing is fixer upper properties, which involves properties that have certain defects or flaws. These properties are available at prices much lower than the going market rate due to these defects. The wise Houston property investor can pick up these properties cheap, get them renovated and then sell them off at a profit.

Initially named because of being the home base of Imperial Sugar, Sugar Land is now the fastest growing of Texas’ 45 largest cities. In an exclusive feature CNN/Money pointed out that more than 2,300 restaurants are within a 30-mile radius of Sugar Land, as well as 80 theatrical troupes and 50 public libraries. Fast growing tends to mean new construction, so a flipping Houston investment property opportunity might be available here.

Sugar Land offers eight outdoor parks. As the city continues to grow and expand from its current base of almost 70,000 residents, there is sure to be an increase in outdoor activity space, a trademark of most Space City suburbs. Whether a vacation property, or renting to the staff that caters to vacationers, plan your Houston investment property strategy wisely.

Coming to the educational front, the Sugar Land School District has received high ratings from the Texas Education Agency, and last year was named one of the 100 best school districts in America in which to obtain a fine arts education. Another good school district means an investment property opportunity is present.

Clear Lake came into existence because of the burgeoning aerospace industry in the 1960s. The Clear Lake area regularly pumps millions into Houston’s economy; it is recognized as the gateway to the activity-rich Kemah Boardwalk and Galveston Bay areas, and a wise choice to start looking for Houston investment property.

Kemah Boardwalk is the paradise for leisure seeking city dwellers. It has the typical array of games from skee ball to knocking over milk jugs with softballs. It is a highly popular destination on warm-weather days. Apart from this the boardwalk also features numerous shopping outlets and ravishing eateries.

The more practical plus-point for the families living there is the Clear Creek Independent School District, which has been honored as a “Recognized” school district for six consecutive years. Renters with children prefer good school districs when choosing housing, so plan out your Houston investment property.

Key Opportunity

The current property market in the US is more rewarding for long term investors. Although this does not mean that short term investors cannot earn a healthy profit.

While scouting for profitable Houston investment property, one should keep in mind the location. Places like Houston and Phoenix are always packed with tourists irrespective of the time of the year, resulting in high rental returns. Today the off-plan investments cost less as compared to completed projects of same size and at comparable locations. This has led to the popularization of the “flip” investment strategy. In this strategy the investors put their money in projects and sell off before their completion. Their profit is the rise in value of the property as it nears its completion. One should keep in mind to verify the re-assignment rules before finalizing the deal. Real Estate brokers charge a fee at times for this facility which is a percentage of the purchase price.

Timeline

Real estate players have taken numerous steps to encourage investors. They have been offered friendly and flexible payment plans like an installment system. They are at times asked to pay at the time of the completion of the project with a small amount deposited when they enter the investment. In terms of the project life-cycle, the earlier you enter the deal the better it is. Earlier entry into Houston investment property comes with the privilege of first right to the units. This way the investor can choose the unit most likely to get a good price.

Risk Management

Investors should take steps to contain the risk of their investment. They should evaluate each opportunity on certain set parameters like appearance, location, facilities; and choose the one with maximum potential.

Another important angle to consider is the exit strategy. Investors should have a plan of action whereby they are ready for instantaneous bail-out in case they have to liquidate the investment at a short notice. This includes a back-up plan if market falls and you cannot get a buyer.

ROI

The returns for short term investors in current market have somewhat dwindled. The market is more aligned to the interests of long term investors. The investor latches on to profitable venture benefits both from capital appreciation and a steady flow of rental money. On top of that, the profit percentage can be increased by getting a discounted price at pre-release stages; thereby reducing the cost of Houston investment property considerably.
